1) Who we are and scope of application

These General Terms and Conditions govern bookings and stays at Il Piano Nobile, whether made via website, telephone, email or online booking platforms. By booking, the Guest automatically accepts these Terms, the Privacy Policy, and any special offer conditions published on the website.


2) Definitions

  • Property: the B&B Il Piano Nobile.
  • Guest: the person staying.
  • Booker: the person making the reservation for themselves or for others.
  • Rates: nightly prices per room, VAT included where applicable; tourist tax excluded unless otherwise specified.

3) Bookings, minimum age and confirmation

3.1. Bookings can be made online, by email or by phone.

3.2. Minimum age to book: 18 years. Minors are admitted only if accompanied by a parent or guardian.

3.3. A booking is confirmed only after receipt of our confirmation email and payment of a 25% deposit. Otherwise, it may be cancelled.

3.4. Maximum number of guests per room as per offer; overnight stays by unregistered persons are prohibited.


4) Prices, guarantees, deposit and payments

4.1. Rates include VAT where applicable; do not include the municipal tourist tax, to be paid at the property (§9).

4.2. Deposit: 25% of the total booking amount.

4.3. Balance: unless for non-refundable rates, payable at the property upon check-in or check-out using the indicated methods.

4.4. Any extras (late arrivals, linen on request, damages, lost keys) will be charged according to the extras price list.


5) Check-in / Check-out and identification

5.1. Check-in: 3:00 pm–7:00 pm; check-out by 10:00 am. Arrivals outside these times (by prior agreement) incur a €20 surcharge.

5.2. At check-in, every Guest (including minors) must present a valid original ID document; without it, accommodation cannot be guaranteed (art. 109 T.U.L.P.S.; transmission via Alloggiati Web).  

5.3. Early departures: no refunds for unused nights, unless otherwise provided for by the applicable rate.


6) Cancellations, no-show and changes

6.1. Flexible rate: free cancellation up to 10 days before arrival; from 9 days before arrival or no-show: 100% charge.

6.2. Non-refundable rate: no refund in case of cancellation, modification or no-show.

6.3. The right of withdrawal for distance purchases does not apply to accommodation services with specific dates (art. 59, lett. n, Consumer Code).  


7) Overbooking, unavailability and force majeure

In the event of overbooking or unavailability not attributable to the Property, we will offer (a) equivalent or superior alternative accommodation or (b) full refund of paid nights. In cases of force majeure, we are not liable but will make reasonable efforts to provide solutions.


8) House rules

8.1. Quiet hours: 10:00 pm to 8:00 am and 1:00 pm to 3:00 pm.

8.2. Smoking is prohibited in all indoor areas; possible penalty for extraordinary cleaning.

8.3. Pets allowed: only small and medium-sized dogs, free of charge; not allowed in common areas with food; Guest is responsible for any damages or extra cleaning.

8.4. Kitchen use and food in rooms: not allowed.

8.5. If informed in advance, we do our best for allergies/intolerances, but cannot guarantee complete absence of cross-contamination.

8.6. Cleaning and linen: no daily housekeeping; linen change on request with a €10 supplement.

8.7. Always close doors and windows when leaving; the Property is not liable for theft/loss, within legal limits.

8.8. Guest is responsible for any damages; lost keys: €50 penalty.

8.9. Parties, unlawful activities, subletting, and access by unregistered persons are prohibited.


9) Tourist tax Municipality of Ravenna

  • The tourist tax is due by anyone staying in accommodation in Ravenna, applied per person and per overnight stay, up to a maximum of 7 consecutive nights.
  • The amount varies depending on the type of accommodation; for B&Bs it is €2 per person per night.
  • Exemptions include: minors up to 14 years old, companions of hospitalized patients, law enforcement staff on duty, persons with disabilities >76% and their companion (if documented), accommodation staff.
  • The tax is collected by the property and paid to Ravenna Entrate S.p.A. according to the terms and methods of the municipal regulation.

10) Communications and complaints

For requests or complaints, write to info@ilpianonobile.it. We will reply as soon as possible. Please note: the EU ODR platform has been discontinued and is no longer usable as of 20/07/2025.


11) Privacy and personal data processing

The data controller is Francesca Frillici. Data collected are used to perform the contract, comply with legal obligations (including public security), and, with consent, for marketing. For full details, please consult the Privacy Policy on the website.


12) Applicable law and jurisdiction

12.1. Italian law applies.

12.2. In disputes with consumers, the competent court is that of the consumer’s place of residence or domicile (art. 66-bis, Consumer Code).

12.3. For non-consumer parties (B2B), the competent court is Ravenna


13) Final clauses

Any null or invalid clauses do not affect the validity of the remaining ones. In case of discrepancies between translations, the Italian version prevails. We reserve the right to update these Terms; the version published on the website is always the applicable one.
